Kokapet

Kokapet is Hyderabad's fastest-growing residential zone. Three years ago it was primarily construction sites and open plots. Today it has multiple gated communities, a functional high street, and a catchment of working professionals who have been priced out of HITEC City and Gachibowli but want equivalent infrastructure.

The Outer Ring Road runs directly past Kokapet, putting both the Financial District and the Shamshabad airport within practical commuting distance. A handful of tech companies have relocated or expanded to the Kokapet-Narsingi-Tellapur belt specifically because land prices allow them to build larger, lower-density campuses.

For tenants, Kokapet today represents a value proposition that HITEC City offered a decade ago. You get newer construction, more amenities per rupee, and communities that are genuinely managed rather than neglected. The tradeoff is that retail and dining options are thinner — most residents shop at the larger malls in Gachibowli or Narsingi. Estate360 began managing Kokapet properties in early 2024 and sees this as a priority growth zone.
