Frequently Asked Questions
If your question is not here, WhatsApp or call us.
For Tenants
- Is there a brokerage fee to rent through Estate360?
- No. Estate360 charges no brokerage. You pay the security deposit (typically two months' rent) and the first month's rent — nothing more at move-in.
- What does 'fully managed' mean for tenants?
- It means a single point of contact for everything related to your home. Maintenance, repairs, appliance issues, WiFi setup — you call or WhatsApp Estate360, and we handle it within 24 hours. You do not need to track down the owner or deal with multiple contractors.
- What documents do I need to rent?
- Aadhaar card, PAN card, two recent payslips or a current employment letter, and a passport-size photograph. We do not require police verification from you — we handle that.
- What is the minimum lock-in period?
- Six months for all properties. After six months, you can vacate with one month's written notice. We believe in giving tenants stability without trapping them.
- How long does the move-in process take after I confirm a property?
- Typically 3–5 working days. We prepare the rental agreement, verify your KYC, and do a walkthrough with you before handing over the keys. Everything is done digitally where possible.
- Are pets allowed?
- It depends on the specific property and the owner's preference. Each property listing notes whether pets are permitted. If the listing does not mention it, ask us on WhatsApp before applying.
- Can I view a property before committing?
- Yes, always. We schedule physical visits at a time convenient for you. You will be accompanied by an Estate360 team member who knows the property well and can answer questions on the spot.
For Owners
- How does Estate360 make money?
- Estate360 takes a management fee, a fixed percentage of the monthly rent, charged to the tenant. Owners receive a guaranteed monthly payout regardless of vacancy periods during our contracted tenure.
- What is the owner lock-in period?
- We sign a master lease with you for 12 months, renewable. Within that term, Estate360 guarantees the monthly payout even if the property is briefly vacant between tenant cycles. After 12 months, you can choose not to renew.
- Who pays for repairs and maintenance?
- Minor repairs (under ₹2,000) are handled by Estate360 at no cost to you. For larger repairs, we notify you, share a quote, and proceed with your approval. Structural work remains the owner's responsibility as defined in the master lease.
- Will Estate360 modify my property?
- Only with your explicit written consent. Standard onboarding may involve minor additions — curtain rods, shelves, WiFi router points — but structural or cosmetic changes require your approval before we proceed.
- How are tenants screened?
- Every tenant goes through KYC verification (Aadhaar, PAN), employment verification, and a reference check. We also verify rental history where available. We do not place tenants who have prior eviction records or fraudulent documentation.
